First Time Buyers

Even in these testing economic times there are excellent mortgage deals for First Time Buyers in Ireland. 90% Mortgages are still available through a number of Mortgage Lending institutions. We offer a more efficient service than dealing direct with a lending institution. A professional independent mortgage advisor will discuss these options with you, and help you choose the one to suit your individual needs.

There are also personal factors involved in the decision to take out a mortgage like how to finance the deposit along with the add-on costs like solicitors fees, stamp duty, etc.

KMFS can offer you lots of practical help with these areas. Here are a few additional pointers:-

Which Lender is Best?

Talking to an experienced mortgage consultant at KMFS allows you to immediately access the most competitive mortgage rates on the market at the specific time you are buying.

How much can I borrow?

We can arrange to lend you up to 90% (subject to criteria) of the purchase price of the property (subject to new Central Bank parameters). Fixed and Variable Rates, Repayment products are also available to First Time Buyers. For Example, as KBC Bank’s local broker in Rathfarnham they are now offering a 0.20% term-long discount on their suite of fixed and variable rates if the monthly mortgage repayment is paid through a current account operated by their bank. Deposits for mortgages can come from a number of sources including savings and gifts.

What about legal costs?

We can recommend a Solicitor from our panel who will carry out the legal work on your behalf for extremely competitive rates when introduced by KMFS.

Stamp Duty is currently charged at 1% of the purchase price for all private home purchases.
